The Henderson has been named World’s Best Property at the International Property Awards

Hong Kong’s latest architectural marvel has topped the global award

Hong Kong has no shortage of towering high-rises, whether it be sleek commercial office spaces or modern housing blocks. Among the city’s top real estate and development giants, one has recently been awarded the highest accolade at the International Property Awards 2025. Newly unveiled in late 2024, The Henderson has become the latest addition to Central’s skyline. Crowned ‘World’s Best Property’, judges of the UK property awards praised The Henderson as “a visionary development designed to set new standards in modern office architecture, sustainability, and flexibility in Hong Kong’s Central Business District.”

Established in 1993, the International Property Awards recognises mastery in real estate, development, architecture, interior design, and marketing in global residential and commercial sectors. The title of ‘World’s Best Property’ is awarded to projects that excel on services, sustainability, living standards, ergonomics, originality, and creativity. Led by experts from the Zaha Hadid Architects, The Henderson bears unique architectural features, sleek interior design, and a dynamic, multi-use principle that has earned it the prestigious accolade. 

In particular, the building’s rounded exterior offers a futuristic outlook while referencing the organic form of the Bauhinia bud, expertly blending innovative design with the city’s floral emblem. Judges also praised the footbridge that connects the rest of the CBD to The Henderson in its effective pedestrian flow control and aural integration with the urban soundscape. These features also earned The Henderson the ‘Best Commercial High Rise Development Hong Kong’, ‘Best Commercial High Rise Development Asia Pacific’, and ‘Best International Commercial High Rise Development’ awards.

Although primarily a commercial development, The Henderson also offers spaces for recreational and public use. Its Level 1 Urban Oasis is a functional zen garden for urbanites to gather and unwind, while the third-floor Symposium is designed for community events. Cloud 39 offers an expansive banquet hall complete with sweeping views of Victoria Harbour that is ideal for functions, while Summit 38 houses F&B outlets like Hana no Kumo, Akira Back, and Peridot, enriching Central’s robust list of dining and drinking destinations. The multi-use principle in The Henderson’s layout has also earned it the ‘Best Mixed Use Interior Hong Kong’ accolade.
