The west London borough that is planning 25,000 new homes

The local council wants to build the thousands of new homes over a 15 year period

London needs more homes, plain and simple. That means that building more places to live is a huge focus for the city’s leaders right now. The goal is for a whopping 88,000 new homes to be delivered every year over the next decade, and in order to hit that goal every borough in the city has to play its part. Among them, Greenwich is doing its bit with a new 15,000-home town, Brent has promised 6,000 new homes for first-time buyers and Enfield is committed to building 10,000 extra homes

Now, Hammersmith and Fulham Council has revealed its plans for thousands of new homes. The local authority is preparing for a consultation on its Local Plan, a document that lays out its vision for new homes between 2027 and 2042. 

It wants to build most of the new ‘units’ in Fulham – 8,000 of them to be exact. The three other regeneration areas that the plan focuses on are White City (set to get 6,000 new units), Hammersmith Town Centre (with 5,000 homes planned) and South Fulham Riverside (with a target of 3,000). The council is aiming to build an additional 3,000 new homes outside of those areas, bringing its total target over 15 years to 25,000. That exceeds the target set out in the citywide London Plan. 

In its introduction to the Local Plan, the council writes: ‘The council will work with partner organisations and landowners to exceed the London Plan (2021) minimum target of 1,609 additional dwellings a year up to 2029 and to continue to seek at least 1,609 additional dwellings a year in the period up to 2042.’

Alongside the new homes, there will be regeneration of existing sites such as the W12 Shopping Centre in Shepherd’s Bush and the protection of places like the Grade I-listed Brompton Cemetery. Another major part of the plan is the demolishing of the huge Hammersmith Flyover, a road that has served the area since 1961. 

The plan still needs to go through a few consultations and revisions before it’s set in stone. It’ll undergo a consultation later this month, with another one pencilled in for summer 2026 before being submitted to the secretary of state for approval. After that, it’s hoped that the plan will be ready for adoption by November 2027.
